QUERY: I am seeking mortgage lenders in the United States to discuss challenges freelancers might face in getting approved for a mortgage. This is for an article for GOBankingRates.
My questions are below:
There are many stories circulating on the internet about how it’s more difficult to get approved for a mortgage as a freelancer than it is as a W-2 employee. What challenges might freelancers face when trying to get approved for a mortgage that W-2 employees might not face?
How long does an individual need to be freelancing to increase their chances of being approved for a mortgage?
Does a freelancer need more income to qualify for a mortgage that they might have gotten more easily if they were a W-2 employee?
Are certain types of mortgages more freelance-friendly, and if so, what are some of the pros/cons freelancers should be aware of when it comes to these different types?
Are asset-secured mortgages a wise choice for freelancers, and why or why not?
Does a freelancer stand a better chance of getting approved for a mortgage if they already own a home?
What else can freelancers do to maximize their chances of being approved for a mortgage?
Is there anything else that freelancers should know before applying for a mortgage?
Emailed responses are welcome, or I’m happy to schedule a time to speak by phone. Per GOBankingRates’ editorial policy, I need to confirm the identity of anyone who submits emailed responses; please include details like a phone number, business email, and LinkedIn profile. (We’re working to avoid any situations where individuals submit responses using others’ identity.)
To meet my deadline, I’ll need to complete interviews by the end of the day this Thursday, March 6th. Thank you so much for your time!
